The M visa, real estate investor
The Migrant (M) visa for property investors is granted on two documents and one number. The number is 350 times the minimum wage, which in 2026 is COP 612,816,750, about US$191,338 at today's rate.
What the visa actually is
Colombia's visa regime lives in Resolución 5477 de 2022 from the Ministry of Foreign Affairs. Among the Migrant (M) categories is one for foreigners who make a real estate investment in Colombia. The requirement is not "own property". It is that you own property whose registered foreign investment value meets or exceeds 350 times the current SMMLV, the salario mínimo mensual legal vigente.
The M visa is granted for up to three years, is renewable, and lets you work and live in Colombia. Time on an M visa is what later converts into a Resident (R) visa if you stay on the route long enough. The alternative is the direct R visa at 650 SMMLV.

The peso figure is fixed for the calendar year. The dollar figure moves every business day with the TRM. If you budget in dollars, budget against the peso line with a margin, because the deed is signed in pesos and the visa authority reads pesos. The two documents that carry the application
- Certificado de tradición y libertad. The registry extract for the property, issued by the Oficina de Registro de Instrumentos Públicos, showing you as owner and showing the value of the acquisition. It must be recent (the visa authority expects one issued within the last month or so at filing) and the name on it must be exactly the name in your passport.
- Foreign investment registration from Banco de la República. When the purchase money entered Colombia through the exchange market, an authorized intermediary filed the declaration that registers it as inversión extranjera directa in your name. The certificate or registration extract is your proof that the money came in legally and is attributable to you. Without it there is no visa, no matter how clean the deed is.
Everything else on the checklist is standard: passport, photo, proof of legal entry or current visa, and the online form. The two documents above are where files succeed or fail.
How the application runs
- Money enters through the canal cambiario
Wire from your account abroad to a Colombian bank or brokerage acting as intermediario del mercado cambiario. The declaration of exchange for international investment is filed at this point, naming you as investor and the property purchase as purpose. Full walkthrough.
- Deed and registration cannot be redone cheaply
Escritura pública signed at a notaría, then registered. The value declared on the deed is the value the visa authority sees. Under-declaring to reduce notarial and registration costs is the single most common self-inflicted disqualification.
- Collect the two documents
Fresh certificado de tradición. Banco de la República registration extract. Check every character of your name across passport, deed, registry and registration.
- File online
The Cancillería's visa platform takes the upload, fee, and photo. Adjudication times vary; plan for weeks, not days, and do not book anything that depends on approval.
- Cédula de extranjería
Once the electronic visa issues, register with Migración Colombia for the foreigner ID card. Banks, leases and utilities in your name flow from this card.
Where files stall
The delays we see are boring and avoidable: a middle name on the passport missing from the deed, a wire sent from a spouse's account so the registration names the wrong person, a certificado older than the authority accepts, or a deed value that is below the line because the buyer negotiated the escritura value down "to save on taxes". Whether two or more properties can be added together to reach 350 SMMLV, and how a renewal is assessed when the SMMLV has risen but the deed value is fixed, are both questions where practice at the visa authority is not consistently documented in public sources. We do not publish a yes or no. Ask the lawyer we introduce you to, with your specific file in front of them.
What the M visa gives you, and what it doesn't
You can live and work in Colombia. You can open accounts, sign leases, and enroll in the health system. You will need to keep the investment for as long as you hold the visa; selling the property and keeping the visa is not a combination the authority is designed to accept. If you spend more than the permitted time outside Colombia the visa can be cancelled, so treat it as a residence, not a passport stamp.
