Still the strongest property led route in Europe, and the most expensive it has ever been. Greece raised its thresholds rather than closing the program, which left it as the default European option by volume after Spain and Portugal exited.

The three tiers
EUR 800,000 for a single residential property in Attica, the Thessaloniki municipality, Mykonos, Santorini and islands above 3,100 residents, minimum 120 square metres. EUR 400,000 for the rest of Greece under the same size and single asset rules. EUR 250,000 only for commercial to residential conversion or the restoration of a listed building. The cheapest tier is not ordinary residential stock and should never be quoted as if it were.
The tax on the horizon
A 15 percent transfer tax on non EU buyers from 1 July 2027 has been announced at prime ministerial level but was not a voted statute at the time of this check. If you are modelling a Greek purchase for 2027 completion, model it both ways.
What you are actually buying
Schengen access and an EU residence permit with no minimum stay. A fundamentally different product from a Latin American residency, priced accordingly. Nobody buys Greece for the rental yield.
