Two different products, often confused
The federal Golden Visa is ten years at AED 2,000,000. The Dubai property investor visa is two years, and in April 2026 the Land Department removed its minimum entirely for sole owners, down from AED 750,000. Joint owners still need AED 400,000 each. A page quoting one figure for both is describing neither accurately.
What you get and do not get
Renewable long term residence and a tax position that is the actual product. Naturalisation is not a practical outcome for property investors. If the goal is a second passport, this is the wrong program.
Model the carrying cost
The entry price sits between Greece and Latin America, but the ongoing cost of living, schooling and servicing a Dubai property is in a different league from Medellin or Asuncion. Run the ten year number, not the entry price.
