Investor residence, abolished
Gone. The investor residence provisions used for new filings were repealed with effect from 3 April 2025. Existing permits remain valid and renewable under the old rules, and the former floors of EUR 500,000 in property, EUR 1 million in shares or deposits and EUR 2 million in debt no longer exist for anyone new.

Why this page exists
Because the query still gets thousands of searches a month, and a meaningful share of the pages answering it still list Spain in a table of live programs with a footnote Google's snippet never shows. If an advisory firm quotes you a Spanish golden visa in 2026, that tells you what the rest of their advice is worth.
Where the displaced money went
Three destinations absorbed most of it. Greece, for people who needed to stay in the EU and could afford the new tiers. Portugal, for people who could switch from property to funds. And Latin America, for people whose priority was a livable base at a rational price rather than a European passport.
Other Spanish routes still exist
Non lucrative and digital nomad residence remain available. Neither is purchased with a property. If someone is selling you one as an investor visa, they are selling you something else under a familiar name.
